RRA Compliance Pack: England, 2026 edition
The Renters' Rights Act rewrote your paperwork. Here it all is, £19 once.
Since 1 May 2026, landlords in England can face a civil penalty of up to £7,000 for breaching the written-statement duty. GOV.UK gives you a static PDF checklist; membership bodies charge £100+ a year for the templates. This pack is the complete set: 15 editable Word documents, one payment, free updates when the law moves again.
Price includes VAT where it applies.
What's in the pack
15 editable Word documents, organised the way you'll actually use them.
Serve on every tenancy
- ✓
Periodic Tenancy Agreement
The post-May 2026 agreement for England: no fixed term, official Form 4A rent reviews, the pet-request process and statutory possession grounds.
- ✓
Written Statement of Terms
The statement due before an ordinary new tenancy is entered into, with the statutory 28-day exceptions and a tenant acknowledgement slip.
- ✓
Information Sheet Covering Letter
A plain-English letter for serving the written statement plus the official GOV.UK information sheet, with a signed receipt slip.
- ✓
Deposit Prescribed Information
The s.213 form you must serve within 30 days of taking a deposit. Get it wrong and possession is blocked.
Your evidence trail
- ✓
Proof of Service Log
A dated record of every document served, with an evidence column. Civil penalties turn on what you can prove you served, and when.
- ✓

Room-by-room condition evidence. Without a signed inventory, deposit disputes almost always go to the tenant.
- ✓
Awaab's Law Response Log
A dated damp, mould and hazard response record with good-practice targets. It states that Awaab's Law is not yet in force for the private rented sector.
When things happen
- ✓
Form 4A Completion Companion + Covering Letter

The tenant request form plus three landlord letters: consent, consent with conditions, and reasonable refusal. A response is due by the 28th day, subject to statutory extensions.
- ✓
Form 3A Completion Companion with Grounds Matrix
A non-prescribed companion for the current GOV.UK Form 3A, with every ground, its notice period, status and evidence needs.
- ✓

What's NOT in this pack
- Legal advice. These are templates. For unusual circumstances (complicated guarantors, company lets, HMO licensing), a solicitor is worth the fee.
- The official GOV.UK Information Sheet. It's a government-prescribed document you must download fresh for each tenancy; the pack includes the covering letter for serving it and tells you where to get it.
- Wales and Scotland. Both run separate regimes; this pack is for England.
- Basic tier: if you only want the original 5 documents (Form 3A completion companion, deposit information record, inventory, move-out checklist and pet form), the £9 Landlord Paperwork Pack still exists.
Letting agent or accountant?
This pack is licensed to one landlord. The Professional Licence covers the same 15 documents for use with unlimited clients of your business, £99 once.
FAQ
How is this different from the £9 Landlord Paperwork Pack?▾
It includes everything in the £9 pack and adds the compliance layer the new law created: the written statement and covering letter, the proof-of-service log, a good-practice hazard log that states private rented sector Awaab's Law is not yet in force, the pet response letters, the Form 4A completion companion and covering letter, the deposit deduction schedule, and the one-page summary. If you only want the original 5 documents, the £9 pack is still available.
Is the official government Information Sheet included?▾
No, deliberately. The information sheet is a government-prescribed document that must be downloaded fresh from GOV.UK for each tenancy, because the government can update it. The pack includes the covering letter for serving it correctly and tells you exactly where to get it.
What format are the documents?▾
Editable Microsoft Word (.docx), 15 documents delivered instantly as a single ZIP. They open in Word, Google Docs, Pages, and LibreOffice.
Are these legally compliant?▾
They are drafted for the Renters' Rights Act 2025 regime in force in England from 1 May 2026, referencing the underlying Housing Acts. They are templates, not legal advice; for unusual circumstances we recommend a solicitor review.
Do I get updates when the law changes?▾
Yes, free and by email. The PRS Database is not yet in force and its rollout is stated to start from late 2026. The Ombudsman is not yet in place and is expected in 2028. When either change affects the documents, you get new versions at no charge.
Refund policy?▾
14-day no-questions-asked refund. Reply to your purchase email and we'll refund.
The written-statement penalty can be up to £7,000
15 documents, lifetime updates, £19 one-time. Refund within 14 days if it's not useful.
Price includes VAT where it applies.
