Licence terms, in plain English

Use with unlimited clients

One licence covers one business entity (your agency, practice or property management company). Use the documents with every landlord client you act for, with no per-client or per-tenancy fee.

Deliver as part of your service

Complete the documents for clients, serve them on clients' behalf, and include them in onboarding packs, compliance reviews and managed tenancies.

No resale or redistribution of the files

You may not sell, sublicense, give away or redistribute the template files themselves, whether as blank templates, a download, or part of a paid product. The licence covers using them in your service, not supplying them as a product.

No rebranding of the documents

The documents stay as supplied (you fill in the details; you do not replace them with your own branding or claim authorship). You can present them to clients under your letterhead cover as part of your service.

Free updates when the law moves

The PRS Database is not yet in force and rollout is stated to start from late 2026. The Ombudsman is not yet in place and is expected in 2028. When documents change, updated versions are emailed to you at no charge for the life of the product.

FAQ

How is this different from the £19 Compliance Pack?

The documents are identical: all 15 of them. The difference is the licence. The £19 pack is licensed to one landlord for their own tenancies. The Professional Licence covers a business (letting agent, accountancy practice, property manager) using the documents with an unlimited number of landlord clients.

Can I white-label the documents?

No. The documents themselves cannot be rebranded or passed off as your own drafting. But you may deliver them to clients as part of your service: complete them, serve them, include them in your onboarding or compliance packs, and present them under your own covering letter.

Who counts as "one business entity"?

One licence covers one trading company or practice, including its employees. A group running several separately branded agencies, or an accountancy network of independent firms, needs a licence per entity. If your structure is unusual, email us and we will tell you straight.

Can I give the files to my clients?

You can give a client the completed documents for their tenancy: that is the point of the licence. What you cannot do is hand over the blank template files for the client to reuse independently, or bundle the files as a downloadable product. A landlord who wants the templates themselves buys the £19 pack.

What format are the documents?

Editable Microsoft Word (.docx), 15 documents delivered instantly as a single ZIP. They open in Word, Google Docs, Pages, and LibreOffice.

Are these legally compliant?

They are drafted for the Renters' Rights Act 2025 regime in force in England from 1 May 2026, referencing the underlying Housing Acts. They are templates, not legal advice; for unusual circumstances we recommend a solicitor review.

Do I get updates when the law changes?

Yes, free and by email. The PRS Database is not yet in force and its rollout is stated to start from late 2026. The Ombudsman is not yet in place and is expected in 2028. When either affects the paperwork, you get new versions at no charge.
